Resumen: Following the end of the period of great urban expansion in Spain –from the nineties to the outburst of the global financial crisis in 2007–, urban sustainability is becoming more and more relevant and the construction sector is turning towards intervening in the built city. The Toledo Declaration in 2010 established Integrated Urban Regeneration (IUR) as a strategic instrument to address problems to be tackled in European cities, such as high energy consumption, urban areas degradation, unemployment, energy poverty, old age dependency and social exclusion.
